Costs & Fees
In the event we purchase your property, NHB covers all the fees associated with your property sale, provided you’re comfortable using a solicitor from our recommended panel. Unlike some companies that charge for valuations, we cover the cost of our own valuation, legal fees, and your legal fees (if you use our recommended solicitor). There are no hidden costs.
However, if you wish to maximise the equity and sale price of your property, our charging structure varies. Please contact for further details.
“Yes, we offer a referral fee of 1% of the purchase price. You’ll receive this ‘finder’s fee’ on the day of completion.
General
Unlike some companies that may reduce offers or use unfair contracts, our process is fair and transparent. We only propose changes under exceptional circumstances, such as after a structural survey reveals significant issues.
Please note that by law, certain details about the sale, like the sale price and completion date, are public record. However, rest assured that besides this the entire process remains extremely confidential. We are proud members of the Information Commissioners Office (ICO) and adhere to our Data Protection Registration Certificate.
We are members of the National Association of Property Buyers (NAPB) and The Property Ombudsman, ensuring we adhere to industry best practices.

While they might not be thrilled, you’ll save the 2-3% commission (plus VAT) they would have charged. This money is yours to keep, as it’s your right to sell directly.
If you’ve already listed with an agent, they might try to claim a fee. However, this depends on the terms of your contract. If you’re not under a sole agency agreement, they generally can’t charge a fee. Even if you are under a sole agency agreement, you can often cancel it.
Funds are available and are ready to close the deal immediately. Unlike traditional sales involving mortgages, there’s no need to wait for loan approval.

“Lock-in” or “Option agreements” grant exclusive rights to a specific buyer for an extended period to purchase a specified property. This can be problematic for quick home buyers, who aim to complete purchases within a few weeks.
A reputable quick home buyer should not require a lock-in agreement. If a company insists on one, it could be a red flag.
If your property is in negative equity, this is where NHB will not be able to assist you. Negative equity refers to when the value of the property is less than the total amount owed against the property.
While we strive to purchase a wide range of properties directly, there may be instances where it’s not feasible. However, we’re not limited to our own purchasing power.

Yes, we specialise in this field! Our legal team can even assist with court applications to suspend eviction notices with no money upfront and court representation included. We typically allow an extended period for you to remain in the property after a purchase has been agreed to allow you to arrange adequate accommodation and removal.
Certainly, we are able to proceed with the purchase of your property. Nonetheless, it is important for you to review the terms and conditions outlined in your agency agreement to determine if there are any withdrawal fees that you may be required to pay them.

Legals
You will require a solicitor to act on your behalf when selling your property. NHB will cover all your legal fees in relation to the conveyancing of the property should you use our recommended panel of solicitors.
Timeframes
Our offer is valid for 14 days (subject to contract). After 14 days, we may need to reassess the local market and confirm if our offer still stands. However, we don’t anticipate significant changes unless there are major shifts in property prices in your area.”
